A Vacant San Francisco Tower Is Getting a Major Upgrade

The Spear, a 13-story hospitality-oriented office building in the South Financial District, announces two new tenants.

San Francisco’s revitalized office project, The Spear, is set to welcome two notable ground-floor tenants. CANOPY and Arsicault Bakery are set to move into the latest property being redeveloped by Presidio Bay Ventures.

New Life for The Spear: A Hospitality-Focused Transformation

Once a vacant Class B building spanning 157,000 square feet, the property at 88 Spear St. is being transformed into a modern office destination, according to Commercial Property Executive. The remodeled property will soon welcome tenants in the South Financial District. Now rebranded as The Spear, the upgraded Class A property spans roughly 184,500 square feet across 13 stories.

For roughly $41 million, Presidio Bay Ventures secured the San Francisco-based property in August 2023. Led by founder & Managing Principal Cyrus Sanandaji, The Spear falls under its hospitality-centric “office resort” strategy.

Ideally situated just blocks away from Salesforce, Google, and Visa HQs, The Spear is also near the Ferry Building and Embarcadero transit. By next fall, tenants can look forward to a next-generation workplace that blends modern design with resort-style hospitality.

Key Tenants Secure Ground Floor

A coworking company, CANOPY, will be the anchor tenant that will bring flexible office spaces. CANOPY’s coworking memberships include reservable boardrooms and meeting rooms. It will also offer larger areas and quiet spaces for events.

Arsicault Bakery, the beloved French-style spot, will join CANOPY on the ground floor. The Spear and Mission location will mark the bakery’s fourth outpost in San Francisco.

Arsicault will bring French pastries, croissants, and more baked items to the location. Further, it will be a part of the remodeled office building’s 32,600 square feet of indoor-outdoor space for dining and events.

High-End Amenities and Experience

The Spear’s rooftop will be reshaped into a multi-level space featuring shared areas for tenants. Alongside, a bar/restaurant and a private event venue will offer scenic Bay views.

Located in the South Financial District, The Spear will feature upscale amenities such as a gym, sauna, cold plunge, steam and hot tub facilities, and even a golf simulator. Tenants at The Spear can find a golf simulator, hotel-inspired locker rooms, and content creation studios.

A wellness-focused Performance Lab will feature IV therapy, strength and conditioning, golf mobility, and recovery and longevity programs.

The tenants at The Spear will receive flexible meeting and event spaces. Amenity spaces at the San Francisco building will offer curated events like wellness sessions, workshops, and networking.

Property Management and Leasing Team

The Main Post will lead the operation at The Spear. As Presidio Bay’s hospitality-focused real estate services platform, it will work towards an elevated property management and curated lifestyle services.

Lease-related matters at the San Francisco building will be handled by CBRE. Executive Vice President Conor Famulener, Senior Vice President Trent Holsman, and First Vice President Jack Beritzhoff are at the forefront of the office leasing team. Retail leasing will be led by Senior Vice President Alex Sagues and Senior Associate Graham Grealish.

With its hospitality-driven design, lush amenities, and ground-floor tenants like CANOPY and Arsicault Bakery, The Spear is poised to elevate San Francisco’s office landscape.
