There have been multiple changes at 2323 S. Lamar Blvd. The 5-story multi-use condominium development was initially dubbed the Montage Condo Projects when it broke ground in March of 2023. Fast-forward through a montage of construction and filed documents to 2025, the downtown Austin building started the year as Zephyr Residences, according to the Pearlstone Partners website, but will open doors to a new hotel-residence hybrid, called The Code, in December.
The Code’s amenities will include a resort-style pool, rooftop terrace, co-working space, 24-hour concierge, and Austin’s own Cuvée Coffee on-site, with a restaurant planned for early 2026.
“The Code is about freedom—freedom to invest, travel, host, and stay on your own terms,” says Bill Knauss, CEO of Pearlstone Partners. “We’re proud to partner with AvantStay to introduce a new kind of boutique hospitality that redefines what it means to own and stay in Austin and beyond.”
Pearlstone Partners, a local real estate team with some big projects around Austin, owns the property, which will consist of 178 fully furnished residential units.
According to recently submitted permits, the reality group intended to open an eatery called Costeno Restaurant and Bar on the ground floor of the now hotel-residential upscale building. Pearlstone Partners President, Chris Zaiontz, shared with What Now Austin that the new restaurant is no longer in the works.
“We won’t be launching that restaurant; we’ll be just doing more of like a coffee shop,” Zaiontz said via voicemail.
In an email, sent after publication, the group detailed that it will, in fact, have a restaurant. The new, unnamed concept is planned to open early 2026.
Zaiontz confirmed via text that the new coffee/cocktails concept, Cuvée Coffee, will be in the lobby and that he and his team will run it. The new concept will be part of the construction currently underway on the 167,000 square-foot downtown building.
It’s too soon to tell what will be on the menu at Cuvée Coffee, but construction on The Code is expected to be done before the end of the year, with a December opening.
