According to a recently submitted permit application, the team behind 28 Songs Brewhouse + Kitchen is partnering with Chef Zachary Disch — the founder of Z’s Pizza — to debut a new neighborhood restaurant concept, Carmella’s Pizza Parlor.
Coming to 110 Market Avenue — where it will land just next door to 28 Songs Brewhouse + Kitchen — the restaurant will soon be a neighbor to Brady’s Auto Repair and Diesel, the thrift store Faith & Funky Junk, and a Texas Department of Public Safety office.
The concept’s owner, Don Kretz, recently sent a press statement to What Now San Antonio, in which he says, “We are thrilled to bring Carmella’s Pizza Parlor to life… This collaboration with Chef Disch allows us to expand our vision of creating welcoming, memorable dining experiences for our guests right here in North Boerne.”
Chef Zachary Disch adds, “I am very excited to be working with Don and the 28 Songs team. They’ve done an excellent job growing their brewery and restaurant. My true passion for cooking has always been making delicious pizza, and I’m thrilled to bring that back to the Boerne community through Carmella’s Pizza Parlor.”
The menu will feature a selection of classic and American-style pizzas (ranging from hand-tossed to thin-crust, crispy New York style, and Detroit-style pan pizza). Grinders, house-made meatballs, and sausage will also be offered. Gelato will be served for dessert.
The business is landing in Boerne at an opportune time. Later this year, the city is also gaining a Pan & Coffee location, opening in mid-2026 at 27495 Interstate-10 West, where it will be neighbored by establishments such as the car dealership Lamborghini San Antonio, Mission City Church, and Vista Dermatology, as reported by What Now San Antonio in August.
A new concept, listed as Playa Bowls, is also arriving before the end of the year, coming to 34674 IH-10, Suite 102 — near Chili’s Grill & Bar, Hampton Inn & Suites, and Pottery Home — which was reported on by What Now San Antonio back in August as well.
Per the filing, the first-generation finish-out of the 2,640-square-foot space is scheduled to begin on November 1 and to be completed by January 1, 2026, and will cost an estimated $422,400 to carry out.
